VA Owned Homes

A. VA homes are previously occupied property with no warranties, expressed or implied, or any kind of promise for corrective work to be done at a later date.  All properties are sold "As Is", without further repairs. VA does not warrant any mechanical systems including, but not limited to: plumbing, heating and cooling systems, electrical systems, roofs, foundations, hot water heaters, appliances, water softeners, sump pumps, solar systems, attic fans, wells, or septic systems, structural integrity, concrete members, decks, pools, fireplaces, sprinkler systems, hot tubs, humidifiers, wood stoves, intercoms, air cleaners, or vacuum systems on any properties. Lead-based paint and/or asbestos may be present in some properties. This list is not intended to be all-inclusive; there may be other conditions which require repair. Inspection reports and engineer's reports which may be on file are available for review, if desired. Disclosures shown on individual property listings are based on information provided to VA as interim owner of the property. VA does not warrant the accuracy or completeness of these disclosures.


B. This information regarding the "As Is" policy is designed to advise prospective purchasers of  VA's policy with regard to repairs. It is not meant to indicate that all properties are defective. Purchasers are encouraged to take

 whatever measures are necessary to determine the condition of the properties for their own purposes, including professional inspections, if desired.All professional inspections will be coordinated with the VA Property Management Broker (PMB) whose name and phone number are posted at the property. The purchaser will be responsible for any damage to the property resulting from the inspection and for the cost to restore the systems to their previous status, i.e., turned off and/or winterized, if applicable. .
C. Listings are subject to existing legal limitations applicable to the property; e.g., easements, covenants, and zoning restrictions. VA does not warrant square footage figures.

D. Purchasers are responsible for satisfying local utility and code requirements for use and occupancy.

E. VA may list properties that are not in title. If title is shown as pending on the listing, settlement may be delayed.
